Cleaning air ducts requires a thorough cleaning of all return registers and air grilles. While this is not a weekly house cleaning service, it could be a seasonal cleaning item.
Today new houses and apartment buildings are constructed so that the cooling and heating efficiency relies on airtight conditions. And even though this is safer for the home and saves energy because air ducts are so tight, the fresh new air gets into the home at a very slow rate. This slow air exchange results in the stale air being replaced by new air at a very slow rate.
It is very important that cleaning air ducts is done properly. The buildup of unhealthy air may cause allergic reactions and even illness, and can be harmful to your home as well. Airborn irritants can affect electronic equipment and spores of fungi growth can affect appliances and furniture.
Air duct cleaning requires a powerful vacuuming of the inside of all air ducts and the interior of the ventilating and heating system.
The furnace should be cleaned first and also check to see if any air conditioning pump coils are inside the furnace. These also need to be cleaned. After thoroughly cleaning air ducts a disinfectant is run through the duct work to destroy all the dust mites, bacteria and mold that may be present.
Some of the tools you will need will be heavy duty gloves (some of the duct work could have sharp edges as they're mostly made of sheet metal), screwdriver, a good cleaning brush, rags or paper towels and a vacuum cleaner.
Before removing any air duct covers make sure the floor is clean around it so nothing falls into the duct work. After removing the air grilles or air duct covers, check the inside of the walls. Even if the furnace takes filters it will be necessary to clean the walls. The walls can be covered with filters take your time and clean then using a brush.
After cleaning with a brush wipe out all the dirt with a rag. Do not use a vacuum cleaner here because the sucking force may be too strong and damage the walls. An industrial vacuum with plenty of hose will allow proper cleaning of air ducts.
Cleaning air ducts in air conditioners is also necessary. Air conditioning ducts can be made of fiberglass, sheet metal or fiberboard and there are different ways to clean each.
When you're cleaning their air ducts the customer will expect a thorough professional job. You will need to open all access doors or ports, this will allow the entire system to be inspected and cleaned. The system should always be inspected before any cleaning is started. This is necessary to make sure there is no asbestos- containing materials in the cooling or heating system.
Always use vacuum equipment that carries the exhaust particles outside of the home. If the equipment being used exhausts particles inside the home it should be a High Efficiency Particle Air vacuuming equipment (HEPA).
Protect the customer’s household furnishings and carpet when cleaning air ducts. After cleaning it is important to protect the ductwork by re-insulating or sealing any access holes that may have been made when cleaning
